DESIGN
PLF begins with a schematic design phase. In this stage, we create floor plans that define the flow, layout, and overall concept.
Once the floor plan is approved, we move into a 3D model to provide a comprehensive visualization of both the interior and exterior facades. With this 3D model, you’ll be able to see not only the composition, but also the proposed materials and finishes.
After developing these drawings, we will visit your property again to verify that the schematic design aligns with the site conditions and orientation.

BUDGET & SCOPE
We meticulously craft a budget that will guide you through the entire construction journey, from the initial build to the completion of your home. Our team will provide a clear square-foot estimate for all materials supplied.
We understand how important it is to stay within your financial comfort zone, so we work closely with you to tailor the budget to your needs, priorities, and preferences.
Our goal is to keep the process transparent and stress-free, so you know where every dollar is going and avoid surprises along the way.

DRAWINGS & PERMITS
We then develop a complete set of construction drawings to clearly define your project for both you and the permitting authorities.
Each component—General Notes, Typical Details, Foundation Plan, Floor Plan, Floor Framing Plan, Roof Framing Plan, and Roof Slope Plan—is carefully designed to provide a comprehensive overview of the structure.
The project is further detailed through Elevations, Cross Sections, Wall Sections, and Focused Details, all meticulously crafted to illustrate how your home will be built from the ground up. These documents are used to obtain the necessary permits and to guide the construction team on site.

Construction
Finally, we arrive at the most exciting stage of the process: building your custom home.
During construction, you’ll see your ideas move from paper and 3D models into real spaces. Step by step—from foundation and framing to mechanical systems and finishes—our trusted contractors and trades bring the design to life with care and precision.
You’ll stay informed throughout the process, with regular updates and opportunities to walk the site and see the progress.
